We are looking for an experienced Project Manager/Assistant Project Manager to provide supervision of multifamily projects from start to finish. You will organize and oversee construction procedures and ensure they are completed within time and budgetary constraints. Local official and subcontractor market knowledge is required.
An excellent Construction Project Manager must be well-versed in all construction methodologies and procedures and able to coordinate a team of professionals of different disciplines to achieve the best results. The ideal candidate will have an analytical mind, great organizational skills and provide overall project leadership.
Responsibilities:
- Ensures the cost of the construction process remains within Client’s budget, including cost estimating, cost breakouts, cost reporting, pay requests, and change orders
- Prepares scopes of work, project delivery resource requirements, budgets, work plan schedules and milestones
- Ensures the projects are delivered on time according to requirements and without exceeding budget
- Responsible for bidding, awarding, preparation, and execution of subcontracts and purchase orders are administered efficiently
- Oversees review and ensures entire project team has an understanding project-specific contract documents
- Serves as the immediate point of contact to the client to proactively focus on meeting expectations, defining project requirements, and addressing concerns
- Maintains relationships with subcontractors and vendors by setting direction and aligning resources
- Leads and manages the work of direct reports based upon project schedule, plans & specifications
Requirements:
- 10+ years experience with multifamily construction experience required
- Degree in Architecture, Building Science, Engineering, Construction Management, or other related discipline
- Local official and subcontractor market knowledge required
- Extensive previous work experience managing budgets for construction projects
- Excellent knowledge and understanding of construction materials, equipment, and management process
- Familiar with project management programs: Procore, Prolog, P6/Primavera, Microsoft Project
- Excellent knowledge of relevant rules and regulations as well as quality standards and human resources
- Excellent communication skills and interpersonal abilities, including negotiation skills
Compensation:
- $110,000 - $150,000 depending on abilities and experience. Exact compensation may vary and has potential to increase depending on client.
