Overview:
We are looking for an experienced Construction Project Manager with a strong background in ground-up restaurant construction, particularly in casual dining and quick-serve restaurants (QSR). The ideal candidate will excel in managing fast-paced projects, including renovations and store remodels, across the United States.
Key Responsibilities:
- Oversee multiple restaurant construction projects simultaneously from inception to completion.
- Manage all phases of construction, ensuring projects meet timelines and budgets.
- Develop and monitor project budgets to maximize profitability.
- Define project scope, deliverables, and negotiate contracts with subcontractors and vendors.
- Allocate resources effectively, ensuring availability of manpower, equipment, and materials within budget constraints.
- Create and maintain critical path schedules to meet project deadlines.
- Coordinate the RFI and submittal processes with the project team.
- Negotiate change orders and maintain a detailed change order log.
- Communicate project progress to stakeholders and provide regular status updates.
- Adhere to company policies and procedures throughout the project lifecycle.
- Conduct regular site visits to assess progress and quality standards.
- Review daily reports, weekly project photos, and safety documentation from superintendents.
- Approve subcontractor and vendor invoices.
- Manage project closeout, including punch list completion and final documentation turnover to the client.
- Collaborate with the Preconstruction Team to prepare budgets, cost estimates, and timelines.
- Work with engineers, architects, and team members to ensure project specifications are met.
- Perform other related duties as assigned.
Qualifications:
- 5-10 years of Project Management experience in commercial construction, with a minimum of 5 years in ground-up and remodel restaurant projects.
- Bachelor’s degree in Construction Management, Engineering, or a related field preferred; equivalent experience will also be considered.
- Proven track record of successfully completing restaurant construction projects valued between $1-5 million.
- Ability to read and interpret complex construction documents.
- Familiarity with process improvement, LEAN principles, and sustainable building practices is advantageous.
- Strong understanding of construction procedures and project management principles.
- Knowledge of quality and health/safety standards.
- Proficient in MS Office Suite, particularly Excel, and skilled in project management software.
- Experience with Sage accounting software and Bluebeam is a plus.
- Strong communication, negotiation, and leadership skills.
- Excellent organizational and time management abilities, with the capacity to multitask and manage competing priorities.
- Ability to read and understand blueprints and specifications.
Additional Requirements:
- This position is based in our Braselton, GA office and may require travel up to 20-40% across the U.S.
- A valid driver’s license and reliable transportation are required.
