Job Duties/Responsibilities: This position will be involved in all facets of the development process, including but not limited to the coordination with consultants, engineers, land brokers, contractors, third-party reports, and other due diligence materials. Other job duties include:
· Manage the pre-construction and construction process including but not limited to planning, design, entitlement, construction, lease-up and stabilization of projects within established parameters under the general supervision of Director – Developments
- Collaborate in due diligence investigations and coordinate for due diligence materials and present findings to management on viability of sites for development
- Assist Director -Acquisitions and Developments in analyzing new development opportunities through market research, demographic studies, rental comparables, cost estimates, local permit and fee cost etc.
- Assist Director- Acquisitions and Developments in preparing and tracking the key metrics sheet and quarterly plan of the whole portfolio.
· Assist in upkeeping the tracker of new and existing acquisitions.
- Hire and manage design professionals and consultants.
· Provide management direction to the design consultants with respect to design related issues
- Conducts regular development meetings with all consultants & stakeholders
- Coordinates management approval of site plan, elevations, floor plans, interior design, and other design presentations
- Lead project entitlement process from zoning through project permits necessary for construction
- Prepare and maintain development budgets and cash flows
- Establish project timelines as well as spending forecasts
- Prepare monthly reports, schedules, and budget updates
· Coordinate with construction manager as necessary to meet budget and timing targets
· Coordinate with construction manager on RFI’s, tracks hard and soft cost change orders, monitor and document project costs during construction
- Research on construction cost estimates, local permit, and impact fee data
- Monitor trends in the local construction market including pricing and availability of materials and labor
- Research design and construction alternatives and value engineering opportunities that will enhance new developments without compromising functionality or life cycle costs
Minimum Requirements:
· 1-3 years’ experience in Commercial Development, preferred Multifamily.
- Bachelor’s degree (Master’s preferred) in Real Estate, Business, Construction, Architecture, or other related field
- Proficiency in creating reports and schedules
- Advanced proficiency in Microsoft Office Suite, specifically Word and Excel
- Strong research, problem solving and analytical capacities
- Ability to travel up to 25% of the time within the Orlando Metropolitan areaP
