Job Title: Superintendent & Assistant Superintendent

Location: Greater Boston

Reports to: General Superintendent

Employment Type: Full-time

 

Position Summary:

The Superintendent is responsible for coordinating and supervising all phases of fieldwork performed by subcontractors and vendors in constructing high-density residential and mixed-use projects. This position works closely with the Project Manager and other team members to ensure timely, safe project completion and the delivery of a high-quality product.

 

Essential Functions / Responsibilities:

  • Supervise and direct the efforts of Assistant Superintendents, Punch Carpenters, and Laborers.
  • Develop and maintain working relationships with building officials and inspectors; responsible for scheduling all required jurisdictional inspections and testing.
  • Identify and make recommendations to the Project Manager regarding project risks, including safety/loss control, subcontractor/supplier issues, site conditions, logistics, scheduling, change orders, and document conflicts.
  • Supervise and monitor work of all hired trades, punch carpenters, and laborers.
  • Review subcontractor and vendor progress payment requests before final billing processing.
  • Provide notices to non-performing subcontractors and, when necessary, request termination and hiring of replacements.
  • Prepare punch lists and ensure completion of all related work prior to inspections and product acceptance.
  • Inspect subcontractor work to ensure compliance with contractual obligations and quality standards.
  • Create, maintain, and update project schedules related to work in progress and project completion. Distribute schedule updates to subcontractors, vendors, and the project team.
  • Conduct effective weekly safety and subcontractor coordination meetings.
  • Ensure timely ordering, delivery, and storage of materials and parts to meet project schedules.
  • Monitor subcontractor compliance with project safety policies and manage site conditions to ensure a safe work environment.
  • Review plans to identify mistakes and inconsistencies, making recommendations to resolve issues.
  • Ensure tasks not contracted out are completed by other means.
  • Maintain organized documentation and paperwork following company policies and practices.
  • Coordinate with third-party consultants and inspectors. Schedule third-party inspections and ensure prompt responses to exceptions or punch list items noted.
  • Participate in company-provided training on safety, QA/QC, and other compliance-related topics.
  • Comply with company standards, health and safety rules, and applicable local, state, and federal laws.

 

Education and/or Experience:

  • Bachelor's Degree in Construction Management, Engineering, Architecture, or equivalent preferred.
  • Minimum 5-10 years of experience as a lead superintendent in the multi-family construction industry.
  • Experience in high-density residential and mixed-use projects preferred.

 

Skills/Specialized Knowledge:

  • Proficiency in Microsoft Project, Word, and Excel. Experience with Procore and Textura is a plus.
  • Excellent communication skills, both written and verbal, in English.
  • Strong knowledge of construction procedures, building codes, rough trade work, and federal, state, and local codes for Handicap, Fair Housing, ANSI, Waterproof, Environment/AQI, and Acoustical.
  • Excellent customer service, organizational, and time-management skills.
  • Lean Construction proficiency is preferred.
