A Texas-based multifamily builder is rapidly growing in the Carolinas and is looking for a Development Associate to join their team in Durham, NC. Reporting to the Managing Director of the Carolinas, the Development Associate will facilitate the development of multiple projects and achieve the objectives of the Carolinas Division to include: Deal underwriting, Create development program, Capitalization, Business & Legal due diligence, JV & Legal documents, Consultant team assembly, Conceptual & Schematic design, Entitlements, Partnership reporting,, and Financial / Revenue management.

Job Duties:
  • Perform financial analysis for new development opportunities
  • Assist in underwriting and cash flow analysis
  • Research target markets by tracking rent, operating costs, and economic expansion
  • Prepare business plans
  • Facilitate pitch meetings with equity partners
  • Visit potential sites
  • Coordinate construction draws, respond to RFI’s, forecast project budgets and cash flows, project cost reporting and manage project deliverables
  • Review vendor proposals and negotiate agreements
  • Work with Vice President of Construction - Carolinas to execute business plan for each project
  • Other duties as assigned
Requirements:
  • Degree in Building Construction, Engineering, Architecture, or related discipline
  • 8+ years experience in multifamily / mixed use development
  • Knowledge of multifamily construction and related building codes, including wrap, podium and HD surface-parked and typical garden
  • Understanding of Type I (podium), Type III/Type V building types as well as the A/B variations and the interrelationship between them
  • Understanding of subcontract agreements, qualifying subcontractors and experienced in contract negotiations
  • Demonstrated ability to solve technical, scheduling, and cost issues
  • Proficient use of computer-based production programs, such as Microsoft Project
Compensation:
  • Base salary of up to $150,000 depending on experience. Exact compensation may vary and has potential to increase depending on client.
